Overview

What to expect

A roof is the hardest-worked surface on the building. Out here it takes frost overnight, forty degrees in February and UV all year, and a coating that was never bonded properly will lift in sheets. Most of a roof job is what happens before the colour goes on: washing off the chalked oxide, treating rust back to bare metal, replacing what has perished, and sealing it. Get that wrong and the finish is on borrowed time no matter what it cost.

How it works

Most of a roof job happens before the colour

A roof coating fails from underneath. What decides how long it lasts is the wash, the rust work and the primer, not the topcoat.

Get up and look

John checks the substrate, the rust, the fixings and what previous coatings have done. Some roofs want painting and some want replacing, and he will say which.

Wash it back

Full wash-down to strip chalked oxide, lichen and dirt. Nothing bonds to a surface that is already shedding.

Rust and repairs

Rust cut back to sound metal and treated, perished fixings replaced, then a primer matched to what is underneath.

Topcoats and gutters

Two coats over the primer, with gutters, fascia and barge boards done at the same time so it reads as one job.

Frequently asked questions

About two days on a typical house. Most of that is the wash down, the rust treatment and the primer rather than the colour.

No. Some are past coating and want replacing, and John will tell you which one you have before quoting rather than after.

No. John comes out, looks at the job with you and gives you an estimate on site, a written quote, or both. He handles every quote himself rather than sending someone else. On jobs far enough out that they need travel or a night away, those costs are quoted as part of the job so you can see them.

Every job carries a 12-month workmanship guarantee. John inspects at the preparation stage, which is where most problems are still cheap to fix, and again at the end. If something needs attention after that, call him.

Around $500 excluding GST. Below that the setup and travel usually cost more than the work is worth, and John will tell you straight rather than quote you something silly.

It depends on the surfaces more than the size, which is why there is no price list here. John prices per room, per hour, per square metre or per day depending on what suits the job, plus materials. The only accurate answer comes from him seeing it, and that visit is free.
